Applied Digital's Polaris Forge 1 campus in Ellendale, North Dakota has become one of the clearest examples of how quickly AI infrastructure is changing the construction landscape.

In public investor materials, Applied Digital describes Polaris Forge 1 as a fully leased AI Factory Campus designed for high-density artificial intelligence and high-performance computing workloads. The company announced in July 2026 that Phase 1 of Building 2 had reached Ready for Service, adding 75 MW of operational AI capacity and bringing total live capacity at the campus to 175 MW. At full buildout, Applied Digital has said Polaris Forge 1 is contracted to deliver 400 MW of critical IT load under long-term lease agreements.

Those numbers tell one part of the story.
